a. All public improvements shall be designed as a logical part of the development of the surrounding area as required/approved by the Director.

b. The minimum standard for storm drain systems and sanitary sewers shall be sized to accommodate the entire drainage basin which the storm drain will ultimately serve.

c. Utilities and street improvements shall be extended to the boundaries of the development provide for extensions to the adjoining areas thereby preventing adjoining properties from becoming landlocked. Utilities shall have extension to the far side of streets fronting or adjacent to the development to thereby avoid work within or under these streets in the future.

d. The City may require over-sizing of utility lines to accommodate future growth.

e. Where existing City utility lines neither adjoin the proposed development nor have adequate capacity, the developer will extend new adequately sized utility lines to the development extending those lines to provide for service(s) to adjacent properties.

f. Existing City utilities crossed, intercepted by or in the vicinity of new utility lines or facilities shall be connected to the new utility system at locations designated by the Director. Existing City utility lines parallel to or which are replaced or superseded by the new utility lines (as determined by the City) shall be abandoned or removed as part of the project with the existing facilities served by the abandoned lines connected to the new system.

g. Where existing roadway improvements neither extend to the proposed development nor have the capacity to serve said development, the developer shall improve the roadways to the development’s rough proportionate share determined by the Planning Department.
